
Monitoring the operator's compliance with operating agreements: Including full analysis of the operating agreement clauses, such as fee payment, reporting requirements, staffing levels, and services provided.
Acting on behalf of the owner in negotiations with the operator to reach consents and approvals under the operating agreement: This can include negotiation of both management contract renewals and new contracts.
Advising the owner on annual business plans and the annual capital budget presented by the operator, including recommendations for adjustments to the proposals: This requires a review of the property’s current financial statements, budgets and market analysis.
Conducting monthly meetings with the operator to evaluate financial, marketing and operational goals: Owners meetings will typically include discussion of progress to date on pre-established goals and objectives of the management staff.
